1. OVERVIEW
a. The rent price is NOK 5000,-. The pictures in this advert try to represent different types of rooms, but are not necessarily the rooms that are free at the moment. The room for NOK 5000,- are suitable for a couple. Some of the bigger rooms are even suitable for up to three persons.
b. The rent is inclusive of electric, water, internet, use of washing machine and cleaning materials for the common area of the apartment.
c. All rooms are complete furnished, similar to a hotel room. You will have a private fridge with freezer and 42”-47” Full HD LCD or LED TV in your room.
2. TO GET A CONTRACT AND KEYS TO THE APARTMENT YOU MUST BE:
a. A woman. We allow however two women to share one unit. We also allow a person that rent a unit to live with his/her partner.
b. Willing to follow the washing list and house rules.
c. Polite and considerate to the other tenants.
d. Able to pay a deposit of Two months’ deposit + the first month’s rent (we do not accept NAV warranty)
e. Not have a dog, cat or other animals living with you in the apartment.
3. HOW MUCH IS THE RENT?
a. The rent is NOK 5000,-
b. If the room is rented by two persons, the rent will rise with NOK 1000,- a month.
c. If the room is rented for less than three months, the rent will rise with NOK 1000,- a month.
d. Indoor garage in the same building as the apartment can be rented for NOK 300,- a month.
4. WHAT DOES THE RENT INCLUDE?
a. Electric and water
b. Reliable and high speed 70 Mbit internet, both WIFI and TP-link Power line system.
c. Use of high end washing machine twice a week.
d. Cleaning materials.
e. Private space in the common kitchen where you can store your kitchenware.
f. Private wardrobe in the entrance to put your clothes and shoes.
g. Complete furnished room.
5. WHAT DO WE MEAN BY COMPLETE FURNISHED?
a. You room has a layout similar to a hotel room, with bed/sofa, wardrobe, writing desk, office chair, and so on.
b. Private fridge with freezer in your room.
c. Private 42”-47” Full HD LCD or LED TV in your room with cable TV that has +/- 18 channels.
d. If you desire you can also have a Full HD PC monitor, wireless keyboard and mouse, and cable system to connect laptop to both PC monitor and LCD-TV.
6. WHAT WILL YOUR ROOM LOOK LIKE?
a. The size of your private living space varies depending on the room we have free. The room will however bee big enough for two persons to live in.
b. The apartment and all the rooms are newly renovated.
c. All the furniture and washing machine and TVs were bought new late 2011 or early 2012.
d. Some rooms have private balcony with panoramic view over Oslo. Almost all of the rooms have a nice view.
7. WHAT IS THE APARTMENT LIKE?
a. The apartment was renovated late 2011 or early 2012, depending on the apartment you room are located in.
b. The apartment have two bathrooms and one or two kitchen.
c. We rent out to women and/or couples. You will therefore share the common area in the apartment with other women or couples, but will have your private space in the kitchen and wardrobe in the entrance.
d. The apartment is a non-smoking area. It is however allowed to smoke on the balcony.
e. The management will put up cleaning list. The tenants in one room will have the responsibility to clan the common area of the apartment for one week at a time. You can therefore expect the common area of the apartment to be clean.
f. The Apartment has high fire safety. It will be arranged fire drills two times a year. There is a fire alarm in every room.
g. The apartment is located in a quiet area, free of traffic and pollution in Stovner/Vestli in Oslo
8. WHAT CHARACTERIZE THE STOVNER/VESTLI AREA IN OSLO?
a. Stovner is one of the areas that have the lowest crime rates in Oslo according to the Norwegian version of Wikipedia.
b. Stovner is at the same time one of the areas in Oslo that has the highest population of peoples with foreign background.

9. HOW IS THE APARTMENT BUILDING AND ITS NEAREST SURROUNDINGS?
a. The apartment building might be located in the area of Oslo that is most shielded from traffic and pollution.
b. The apartment is located 3-5 minutes from the T-bane station and from Stovner Shopping mal.
c. The T-bane takes about 25 minutes from Stovner station to the Oslo Central Station in the rush hours.
d. The Stovner shopping mall has post office, liquor store, banks, Gym, library and a wide range of shops and service offices.
10. HOW TO PAY THE RENT AND THE DEPOSIT?
a. The monthly payment must be transferred to the owner’s bank account.
b. The deposit must be transferred to a separate deposit account, and will be given back to you when you move out according to the contract.
11. HOW TO MAKE A RESERVATION FOR A ROOM?
a. Many of our rooms get rented out quickly. As a general rule we will rent the rooms out to the one that first are willing to sign the contract after paying two moths deposit + first month’s rent.
b. We can however make a reservation for one month, if you pay one month’s rent.
c. As long as one month rent is not resaved in our account, we will try to rent the room out to others.
12. HOW CAN YOU COME AND SEE THE ROOMS AND APARTMENTS THAT IS AVAILABLE?
